Welcome to Richmond
An exclusive Jamaica North-Coast private community. Nestled among the popular tourist destinations of Dunn's River Falls, Mystic Mountain with an easy drive on the Northern Highway, Richmond encompasses approximately 1200 acres and has 914 homes. The community of Richmond is comprised of multiple, privately situated neighbourhoods within gated sections; security guards are on duty and available at all times. Majestic custom, semi-custom homes, and undeveloped home sites co-exist in the beautiful, natural surrounding open spaces. Walking trails meander through the parks, groves of palm trees, the tennis court, and offer stunning panoramic views.
Located in Priory, St. Ann, residents enjoy being near the serenity of the town of Ocho Rios with family outings, access to local schools, and community celebrations along with modern conveniences and recreational opportunities minutes away. Movie theatres, shopping centres are all within easy driving distance.

To provide consistent and continuing support to the Homeowners of Richmond in development and preservation of the Richmond Communities as “The Place To Live” by ensuring a financially viable structure to allow the preservation and enhancement of the beauty and security by which Richmond is differentiated.
We will satisfy our homeowners’ needs through prudent management of resources; engaging in ongoing two way communication, taking their opinions and concerns into consideration, while providing direction and guidance to the professional staff and contractors in the Communities.

To be the example in the region of how a well planned residential community is structured to provide an environment within which individuals live secure; play interactively; raise children; retire and enjoy peace of mind, while making their individual contributions to national growth and development
Core Values
Community - The responsibilities of communal living requires a sublimation of individual preferences. We encourage everyone’s contribution, including the payment of maintenance fees, for the collective growth of our community. All for one and one for all.
Compliance – We will comply with the expected behaviors, restrictive covenants, rules and approved external property modifications so that our community retains its look, feel and value.
Respect - We shall respect each other’s needs, views and opinions by being courteous, considerate and kind, always acting with integrity and consideration.
Security – We work together to comply with and take all reasonable action to maintain a safe and secure environment within the perimeters of our community.
Efficiency – We will strive to manage and maintain Richmond’s common areas in an efficient but effective manner.
Security
The HOA is committed to ensuring that Richmond is safe for all residents. Security features consume, on average 35% of your maintenance fees. Access to the community is controlled to ensure that only homeowners, resident and approved guests are allowed onto the property. Perimeter fences and key common areas are continuously monitored electronically and mobile and foot patrol. Please play your part by immediately reporting suspicious activities.
Quality
Your HOA Board, Management Team and staff work hard to maintain Richmond’s environment and common areas at the highest standard feasible. 15% of the budget is committed to landscaping of common areas and another 15% to maintaining the pools and clubhouses. We are slowly building a contingency fund to address major expenditure items that will arise e.g. road paving and other infrastructure upgrading. Environmental standards
The environment we live in plays a critical role in the quality of our life. We must actively work to sustain it. Solar water heaters are standard in Richmond and some homeowners have installed solar systems to generate electrical power. Energy efficient appliances are recommended. Our potable water is obtained from wells, so it’s critical that you comply with the covenant restricting use of high phosphate fertilizers. Garbage should be put out for collection only on the day pickup is scheduled for your area.
